In recent years people have also been coming to Tortola and the British Virgin Islands to invest in the property market, this is due to affordable homes for vacation rental or as a second property, most investors in rental vacation property are absentee owners. There is a process of Trade Licence application to be made and it's not always granted, depending on the property and its particular location. Before that, application must be made for a Non-Belonger Land Holding Licence and a development commitment proposal made and abided to and several other factors must be considered.
Selling Your BVI Real Estate
It's best to think of selling a home as a process, rather than a single event. It begins when you get your home prepared, next you list the property and we market it, and finally we find you a buyer and close the deal. Only after going through the entire process is the house actually sold, and you get your check.
The last part of the process is the closing. It is the time after the Sale & Purchase contract is signed, (after agreement on price and terms between you and the buyer is reached), and the day the title deeds have been transferred to the purchasers. Then the title is recorded in favor of the buyer, and the money and documents are dispersed to the appropriate parties.
The time for closing is almost always limited by the sales agreement, typically from 30 to 45 days after the purchaser has their land holding licence approved which could take from a few months to a year and a half.
Preparing Your Home For Sale
If you want to sell your home in the quickest possible time for the highest possible price, you need to show it off in its best possible light. That means fixing, cleaning, painting and repairing. It's important to consider that potential buyers often see your home only for a few brief minutes - and then only as one of many homes visited during a day of touring properties. They usually don't have time to learn about the wonderful features that you know and love. Rather, buyers may only get a quick walk-thru and then they're off to the next home. In order to catch a buyer's eye, and to convince them to make a substantial offer, your property must stand out.
